Do I need planning permission for my loft conversion?

Not all loft conversions will need planning permission but we would always advice you to check whether yours does by contacting your Local Authority who will be able to advise you. Should you require planning permission, you can apply through them and you should get an answer within around eight weeks. Although this can feel like a delay in the early stages, it is definitely worth doing because failure to get the correct planning permission could result in significant costs and even having to demolish work later down the line. Getting planning permission gives you peace of mind so that you can enjoy the rest of the process.

Is your work inspected as other building work would be?

Yes. Depending on the type of loft conversion you decide to have, it will be subject to building inspection and a qualified building inspector will visit at various points throughout your project so you will know everything is being done to the correct standard.

Do I need to let my neighbours know, and if so when?

We always advise customers to let their neighbours know about their plans as early as possible – we find this a good way to keep everyone happy. If you require planning permission your Local Authority will inform your neighbours of your plans and your plans will be available for inspection at their offices – as any other planning applications would be. However, the Local Authority are unlikely to reject your planning application based on any objections by other people. It is generally a decision based only on pre-existing rules and regulations. What’s a Party Wall Agreement, do I need one for a loft conversion and how do I get one?

You will need a party wall agreement if your loft conversion affects a common wall that you share with your neighbours (e.g., in a terraced or semi-detached house for example). You need to notify your neighbours in writing at least two months before we begin your loft conversion and get written agreement from them. You need to tell them about your loft conversion and how it may affect them – it’s a good idea to send them a copy of your plans. You can find out more on the Government website here.
